Safety Training

These are 90-minute sessions with an interactive Q&A at the end. Certificates of Training can be provided for participants to document continuing education courses. They may be eligible to be used as CEU’s for industry organizations that may accept them.

  • All employees, regardless of how much experience they might have, need to be aware of what your company requires of its employees. Safety training is mandated by OSHA to be provided to all workers to ensure worker safety.

  • Sadly, we are all aware that workplace violence is now part of our everyday lives. It seems that nearly every time that we turn on the television, listen to the radio, read a newspaper, or receive an e-News blast on one of our hand-held devices, that we often hear that it happened again. This workshop has been developed to provide some clarity on how to detect, and address workplace violence.

    We will review the following:

Energy & Sustainability

These classes were specifically developed to provide training for participants to meet the eligibility requirements to apply for and attain the CGPM, Credential for Green Property Management. The credential is jointly sponsored by the National Affordable Housing Management Association (NAHMA) and the National Apartment Association Education Institute (NAAEI) for their members.

  • Introduction to Green Building Principles provides participants an introduction into energy and sustainability principles and practices within the affordable multifamily sector. Its contents identify basic health, environmental and sustainability principles, specifically pointing to how they play a vital part in day-to-day site operations and maintenance.

    Learning outcomes:

    • Develop a more comprehensive understanding of health, energy and sustainability principles and how they positively affect the community.

    • Review recommended O&M practices, protocols and programs that will assist their organizations with energy and water reduction, ensuring healthier environments for both residents and staff, identify utilities cost savings, reduction of greenhouse gases/carbon footprint as well as better overall building durability.

    • Determine what level of energy audit or assessment needs to be completed and by whom.

    • Identify the importance of the eight-(8) Healthy Home Principles and incorporate them into daily site operations.

    • Understand the impact of the four “R’s” – reduce, reuse, recycle and recovery and apply them confidently into daily practices.

    • Develop SMART (Specific, Measurable, Attainable, Relevant, Time Sensitive) sustainability goals and perform regular checks to track progress.

  • Importance of Energy Efficiency provides participants an overview of how energy efficiency is pursued and why it is vital in today’s society. Primary focus addresses energy in the affordable multifamily property management sector. Through this course, participants will gain a community and a global stewardship perspective.

    Learning outcomes:

    • Review and analyze utility bills to develop baseline benchmarking data.

    • Perform an ASHRAE Level I Building Assessment that will identify “no cost and low-cost” energy saving opportunities and provide a general overview of existing conditions and recommended capital improvements

    • Analyze data from the ASHRAE Level I audit and prepare a savings and cost analysis for Energy Conservation Measures (ECMs) and report these findings to the various stakeholders

    • Prepare a list of immediate needs as well as an ongoing work plan to address areas of improvement.

    • Identify and procure various project funding sources including energy grants, loans, shared-savings programs, etc.

  • Importance of Water Conservation and Efficiency provides participants with an overview of water conservation measures that are both environmentally and fiscally important in affordable housing communities. With this class, participants will gain a better understanding of how to conserve this vital resource at their own community and how to become better global citizens.

    Learning outcomes:

    • Implement basic principles of water conservation and efficiency to affordable multifamily housing.

    • Create a partnership between owners, managers and residents to drive conservation efforts within their communities.

    • Perform a water assessment that will benchmark daily water usage on a gallons per bedroom per day method then use that data to determine where the property stands and how to reduce its daily consumption going forward.

    • Assure that the water conservation measures that are agreed-upon are documented, implemented, monitored and are providing the intended payback.

    • Utilize Energy Star® criteria, the U.S. EPA Portfolio Manager benchmarking platform tools, Energy Scorecards as well as any third-party service providers like Wegowise, Bright Power or other providers that assist companies monitor building conservation measures and alert them to spikes or other anomalies.

  • Integrated Pest Management provides participants with an overview of integrated pest management protocols and why they are important to the maintenance and upkeep of safe and healthy housing. HUD regulations require that all government assisted properties be well-maintained including, but not limited to being pest-free. The integrated pest management (IPM) plan provides ongoing guidance to ensure compliance and is also part of the larger Green O&M Plan.

    Learning outcomes:

    • Implement the basic principles of IPM with an understanding of how and why this multifaceted approach is important.

    • Utilize both scheduled as well as ad-hoc inspections to identify issues or potential problems in various locations.

    • Research, qualify, select and collaborate with the designated IPM contractor performing services at the community.

    • Understand the required elements of a successful IPM program and how to ensure compliance with measurable favorable results.

    • Educate residents on the importance of this initiative as it affects them and why ownership and management need their cooperation.

  • Click to begin.Indoor Air Quality provides participants an overview of Indoor Air Quality (IAQ) standards and associated environmental impacts in affordable housing. Participants will be better able to identify indoor air pollutants and/or hazards and develop a process to eliminate them.

    Learning outcomes:

    • Utilize the basic principles of IAQ to assess existing environmental conditions such as moisture, mold, pets, smoking, dust, dirt, pest droppings, carbon monoxide, radon etc., as they all impact breathability and a person’s overall good health.

    • Apply the latest strategies to evaluate, identify, document and mitigate issues and to provide residents with the best and highest degree of indoor air and environmental quality.

    • Identify products that could potentially pose a health risk and replace them with less intrusive alternatives.

    • Assess and redefine existing workflow processes that may have a negative impact on an individual’s indoor quality of life issues.

    • Provide essential resident and staff education and instill ongoing reminders as these all play an extremely important role with the overall success of the program.

  • Landscaping and Site Sustainability Practices provides an overview of sustainable landscaping, xeriscaping, composting, stormwater management, drainage and other site design concepts. While yes, curb appeal is very important, what is happening today may not necessarily be “Green” for the future. There are many things to consider when designing and maintaining a green exterior landscaping plan. This module will touch-upon the most important tasks.

    Learning outcomes:

    • Apply sustainable landscape planning guidelines to both existing and new greenspace to facilitate water resource conservation and ecological impacts.

    • Use native plantings for appropriate planting zone to minimize watering, mowing and weed/pest control applications.

    • Incorporate the newly developed/amended landscape plan into the Green O&M plan.

    • Research and evaluate what products, systems and/or processes can be planned for and implemented at a future date that will further complement the existing landscaping program, thus ensuring continued improvement and in support of the objectives of the green O&M plan.

  • Recycling and Waste Reduction provides an overview of the effective multifamily protocols with a focus on the four R’s; Recycle, Reduce, Reuse and Recover. It will provide insight into what measures can be taken to better manage, minimize and divert waste more efficiently than would otherwise end up in landfills.

    Learning outcomes:

    • Evaluate waste management contract(s) to ensure that the property is taking advantage of all reduction and/or diversion programs.

    • Assess site waste stream data to determine weekly/monthly/annual metrics to establish baseline.

    • Establish benchmarking data to include trips, weight per load, costs per ton, add-on fees, taxes, ancillary fuel charges etc., to determine potential savings.

    • Establish a viable site recycling program and share information with stakeholders.

    • Create a resident education program that helps achieve buy-in to recycling initiatives through behavioral changes.

    • Work with vendors/contractors on ensuring that any diversion opportunities that may exist are reviewed and implemented.

  • Green Cleaning Practices provides participants with an overview of green housekeeping and cleaning initiatives in the industry today that can reduce overall environmental impact. Chemical contaminants in standard commercialgrade products on the market today are not as safe as everyone thinks. And what about all of those plastic containers? Plastic has overtaken our world’s landfills, waterways, oceans and seas and has very little chance of breaking down for many hundreds of years.

    Learning outcomes:

    • Identify opportunities to modify existing housekeeping and cleaning programs for higher degrees of environmental stewardship.

    • Evaluate which products on the market today are truly green and which ones appear to be green but, in fact may just be green-washed.

    • Assess current housekeeping and cleaning protocols and learn new information on how to set-up a new, more effective cleaning program.

    • Create a resident education program that helps everyone in the community make better choices when selecting cleaning products for their homes.

    • Work with vendors and contractors to ensuring that any products or programs they use on-site meet these standards.

  • Energy Star® and WaterSense® Programs provides an overview of two of the best resources available from the U.S. government.

    Energy Star® is a joint initiative between the U.S. Department of Energy (DOE) and the U.S. Environmental Protection Agency (EPA). The goal is two-fold; to help consumers, businesses and industry save money and to protect the environment through the adoption of energy-efficient practices and products.

    WaterSense® is another environmental partnership program administered through the U.S. Environmental Protection Agency (EPA) whose focus is on water conservation through a variety of resources designed to provide product knowledge through labeling on products that save water.

    Learning outcomes:

    • Identify opportunities to conserve both energy and water at their communities.

    • Assess and modify existing standard operating procedures that will further reduce consumption and save money.

    • Promote environmental stewardship at all levels of the organization and with residents.

    • Evaluate which products being used have the appropriate labeling and explore additional opportunities to procure and install products that do.

    • Work with suppliers and installation contractors to ensure that they too comply with these initiatives.

  • Green Building Systems provides the participant with an overview of how to best manage existing as well as any new building mechanical systems for optimum efficiency.

    Locations today have many types of mechanical systems and they are all different. Each requires a specific set of standard operating procedures and protocols. This course will assist learners gain a better understanding of how understanding and performing the manufacturer’s required ongoing maintenance as well as being proactive and timely with preventive maintenance, will ensure that these systems function as designed and at the highest levels of efficiency.

    Learning outcomes:

    • Assess existing building systems and components and identify required O&M as well as PM needs.

    • List all maintenance and contractor service calls to be able to better identify system dynamics and establish baseline data.

    • Review current operating procedures to ensure that required work is being performed so as not to waste money.

    • Review capital plans to determine timing of expected replacements and associated costs.

    • Work with contractors to ensure that they are complying with these requirements.

  • Green Operations and Maintenance provides an overview of basic green and sustainable concepts and Operations and Maintenance (O&M) principles for affordable housing. Its content provides a stepping-off point to develop a site-specific green and sustainable O&M program that follows U.S. Department of Housing and Urban Development requirements.

    This class provides guidance in preparing a Green O&M Plan. This guidance will tie together the previous sessions and make clear how all of them work in concert, interact with and support these procedures in a cohesive working plan.

    Learning outcomes:

    • Apply Green Operations and Maintenance guidelines to draft an effective O&M plan. Areas of focus include but are not limited to: equipment, routine and preventive maintenance, record keeping, training, energy and water efficiency initiatives, IPM, indoor environmental air quality, interior and exterior site sustainability initiatives, green and healthy housekeeping products and processes and waste reduction and recycling.

    • Incorporate all sections listed above into the Green O&M Plan.

    • Learn to research and evaluate what products, components and processes are currently in-place and what else may be needed to develop the most effective green and sustainable O&M Plan.

    • How to apply for and attain the CGPM certification.
